The two types of maintenance commonly practiced in our industry are preventative maintenance and the “if it ain't broke, don't mess with it” system. Unfortunately, both of these systems usually require excessive downtime. A much better way to maintain a system is predictive maintenance. This procedure forecasts equipment problems and is performed while the equipment is in operation.

Last month we discussed preventive and predictive maintenance for industrial refrigeration systems. Two other important approaches to predictive maintenance are checking vessel and piping metal thickness with ultrasonic thickness gauges and inspecting equipment for hot spots using infrared technology.
